Every trade, in the right order

A house is built in a precise order, and each stage prepares the next: setting out, foundations, walls and floors, roof, joinery, services, finishes, outdoor works. We coordinate the whole build, with a site meeting every week.

Groundworks

Setting out by a surveyor, bulk or trench excavation, service trenches for water, power and fibre, backfill compacted in layers, rock armour and retaining walls on sloping coastal plots.

Structural work

foundations · reinforced concrete · masonry

Strip footings or a raft depending on the soil report, slabs over crawl space, reinforced concrete walls and columns, floors, stairs cast in place. Rebar checked before every pour.

Roof structure & roofing

timber · zinc · tiles · waterproofing

Traditional or trussed roof structures, canal-tile roofing, standing-seam zinc or profiled steel, flat roofs with two-layer waterproofing and insulation. Membranes, ventilation, flashings: what keeps a roof dry for the long term.

Joinery & stairs

Thermally broken aluminium sliding doors and windows, doors, shutters and brise-soleil, timber or steel stairs, glass balustrades, bespoke wardrobes and fit-out, installed and adjusted on site.

Multilayer and PEX pipework, sized drainage, complete bathrooms, air-to-water heat pumps, heating-and-cooling underfloor systems, properly sized plant rooms, ducted air conditioning and heat-recovery ventilation.

Complete installation, new build or renovation: labelled boards, earthing, lighting designed room by room, structured cabling, alarm, motorised gates and shutters, EV charging. Handed over with the Consuel compliance certificate.

Large-format tiles and stone, parquet, lime plaster, paint, kitchens and bathrooms fitted to the millimetre, lighting adjusted.

Driveways and courtyards in setts or natural stone on a stabilised bed, timber or stone terraces, low walls and fences, motorised gates, outdoor lighting, irrigation and planting.

What to know before you build

A new house requires planning permission (permis de construire). For a single-family house, the standard processing time is two months from the submission of a complete application; it is longer near a historic monument or in a protected area.

Above 150 m² of floor area (surface de plancher), the project must be drawn up by an architect. In every case, we prepare the permit application with you and build to your architect's plans or to your own brief.

Since 2022, new houses have had to meet the RE2020 environmental regulation: insulation, airtightness, low-carbon heating. An air-to-water heat pump combined with underfloor heating is one of the common solutions.

Many municipalities in Île-de-France are exposed to the shrinking and swelling of clay soils. In these areas, the law requires a geotechnical study, and it is this study that sets the type of foundations: strip footings or a raft.

Are you insured?

Ten-year liability insurance (décennale) taken out for each project; you receive the certificate before work starts.

How do you oversee the works?

A site meeting every week and a written report, in your language: work completed, plan for the coming days. At handover, you receive the acceptance report, the warranties and the as-built file.
