Strip footings or a raft depending on the soil report, slabs over crawl space, reinforced concrete walls and columns, floors, stairs cast in place. Rebar checked before every pour.
Pools

Cast reinforced-concrete pools, infinity or mirror edge, lap pools, built-in spas. Properly sized plant room, filtration, treatment, lighting, heating, stone decks and copings. A watertight shell and a colour that lasts.
Joinery & stairs

Thermally broken aluminium sliding doors and windows, doors, shutters and brise-soleil, timber or steel stairs, glass balustrades, bespoke wardrobes and fit-out, installed and adjusted on site.

Ducted or wall-split air conditioning, reversible heat pump, heat-recovery ventilation: sized room by room from a heat-load calculation, quiet, tied into the home automation. Commissioning by a refrigeration technician holding the F-gas certificate.

One contract, one schedule, one price: we prepare the permit application with you, then carry out the groundworks, structure, fit-out, outdoor works and handover. You follow progress every week and receive the keys on the agreed date.
Côte d'Azur
Building by the Mediterranean
On the coast, the ground dictates a great deal. Groundworks begin with setting out by a surveyor; retaining walls, rock armour and drainage are sized before the structural work.
Each municipality has its own local plan (plan local d'urbanisme), and coastal municipalities also apply the coastal law (loi Littoral). Near historic monuments and in protected sites, the opinion of the Architecte des Bâtiments de France (heritage architect) is added to the permit review: we allow for this in the schedule.
A pool of 10 to 100 m², uncovered or under a shelter less than 1.80 m high, requires a prior declaration (déclaration préalable); above 100 m², or under a taller shelter, it requires planning permission (permis de construire). Our pools are cast in reinforced concrete, infinity or mirror edge, complete with their plant room.
The climate matters too: thermally broken aluminium windows and doors, adjustable external louvres, quiet ducted air conditioning, lime render and natural stone for the exteriors.

Where do you work on the Côte d'Azur?
In the Alpes-Maritimes (06), with Cannes, Nice, Antibes and Menton, in the Var (83), with Saint-Tropez, and in the Principality of Monaco. The visit takes place on site, on your plot.
Does building a villa cost more on the Côte d'Azur?
Generally, yes: prices are often 10 to 20% higher than in Île-de-France, where a turnkey build comes to €1,750 – €2,600/m² incl. VAT, excluding land, architect's fees and planning taxes. The exact price is set after the visit, item by item.
Do I need a permit for a pool?
A pool of 10 to 100 m², uncovered or under a shelter lower than 1.80 m, requires a prior declaration. Above 100 m², or with a taller shelter, you need planning permission. In a protected site, local rules may be stricter.
Do you speak English or Russian?
We communicate in French, Polish and Russian, and in English and German in writing. Each weekly report is written in your language.
Are you insured?
Ten-year liability insurance (décennale) taken out for each project; you receive the certificate before work starts.
