Paris

In Paris, the co-ownership is part of the project

Works that affect the common parts, the external appearance of the building or a load-bearing wall must be approved by the co-ownership general meeting (assemblée générale des copropriétaires). Together with you, we prepare the technical file for the building's managing agent (syndic): a description of the works, drawings and, for any opening in a load-bearing wall, a structural engineer's calculations, which the co-ownership asks for before it decides.

The site is also prepared in coordination with the building: protection of the common parts, access and working hours agreed with the managing agent, organised rubble removal. If a skip has to stand on the street, its position must be authorised by the City of Paris.

The electrical installation is redone to the NF C 15-100 standard and handed over with the Consuel compliance certificate; the plumbing is renewed in multilayer or PEX pipe, with drainage sized for the new bathrooms and kitchen.

Frequently asked questions

Do I need the co-owners' approval to renovate my apartment?

Generally not, for interior works that do not affect the common parts, the structure or the external appearance, although the co-ownership rules (règlement de copropriété) may require you to inform the managing agent. For a load-bearing wall, a facade, a window or the communal services, the general meeting must give its approval: we prepare the technical file with you.

How much does a full apartment renovation cost in Paris?

In Île-de-France, allow €1,450 – €2,150/m² incl. VAT for a major renovation (structure, services, finishes) and €320 – €600/m² for a light renovation (floors, walls, paint). The exact price is set after the visit, item by item, before any commitment.

How long do the works take?

It depends on the floor area, the condition of the apartment and the approvals required. The schedule is set out in the quote, stage by stage, and you follow its progress every week.

Are you insured?

Ten-year liability insurance (décennale) taken out for each project; you receive the certificate before work starts.

Which languages do you work in?

In French, Polish and Russian; in English and German in writing. Each weekly report is written in your language.
