The cost of a renovation depends above all on the condition of the apartment and on what is being redone. Here are our indicative ranges for 2026, incl. VAT, covering materials and labour, followed by examples calculated for common floor areas. The exact price is set after the visit, item by item.

Per square metre
A light renovation covers the floors, walls and paintwork without touching the services: allow €320 – €600/m² incl. VAT. A major renovation also covers the structure, the electrics, the plumbing and the room layout: allow €1,450 – €2,150/m² incl. VAT.
Between the two, it all depends on what you keep: an old parquet floor restored rather than replaced, a kitchen kept as it is, a bathroom that is only refreshed.

Paris
The starting condition: wiring to be redone, old plumbing, floor structures to be repaired.
The building: an upper floor with no lift, narrow access, working hours agreed with the managing agent (syndic), protection of the common parts, rubble removal, a skip position authorised by the City of Paris.
Materials and finishes: large-format tiles or stone, solid or engineered wood flooring, a bespoke kitchen and bathroom.
A load-bearing wall to open up: this requires a structural engineer's calculations and the approval of the co-ownership general meeting (assemblée générale des copropriétaires).

For a bathroom of about 5 m², turnkey, allow €4,850 – €11,000 incl. VAT, depending on the fittings and surface finishes you choose.
Two apartments of the same size can call for very different work: services that may or may not need redoing, partitions to be moved, the level of finish. That is why we price the work after the visit, item by item.
Yes: every item is written into the quote, with the materials, quantities and prices.
Ten-year liability insurance (décennale) taken out for each project; you receive the certificate before work starts.
